Mr. Dillavou said that the main objection to this proposal is the density, lie said that Jane Dolan sent him a letter indicating that she has been aseced by the Board to organizea, citizens' task force to take a=new look at the General Plan,. All the present zoning conditions were prior to the California Environmental Quality Act. Apparently there is more to the situation, than neighborhood concerns about density, school impacts and the other things mentioned. Maybe this project is too soon beforethe questions are answered on what people have decided on what sort of development should be there. Mr. Mendonsa said that the Ms. Dolan has not sent that letter to the county offices. The school district has sent a letter that they are not opposed to the development as long as school impact fees are paid as a. per the ordinance. This project musitconsidered at this time, Mr. Mendonsa asked the engineer and applicant if they would object- to including 'the option for traffic improvements on Guynn Avenue cis part or 't ho mitigation measure. The engineer and applicant did not object. Mr. Mendonsa agreed that improving as road increases the traffic on it. lie said that the bridge situation could be discussed with Bill Cheff, Wendell Jarman, a neighbor, asked about the 20 ft. sct-back that was brOLIght up earlier. Since there is already an existing house, only 14 new lots will be created. The lots have been assessed already, and they will not be low income housing. These lots are even larger than necessary. He asked if regarding item #5 of the Planning Dept. requirements, if the best Side Fire Station Improvement Fund has been adopted by the Board. Mr. Streeter said that it is being handled as a mitigation for fire protection --he doesn't know what official action the Board has taken. Mr. Risso didn't know if it was legal oi- reasonable. Mr. Streeter said that since it is a mitigation, a specific county ordinance is not required. Mr. Risso said it isn't listed as a condition.
