This is a proposal to divide 3.73 acres to create three parcels,
2.0 acres, 1,0 acres and .71 acres. The present zoning is R-4
(Maximum Density Residential -Restricted Service). The Land Use
Phan Map of t'lie Butte County General. Plan designates this area:
as Medium Density Residential. There are no specific or community
plans for the area.
The proposal does not conflicL with County zoning nor any adopted
or proposed element o:1 this Butte County General Plan nor any
County, specific or commut.ity plan.
Recommend approval subject to the following conditions:
1., Access to parc6ts 2 el ;3 to be limited to one common access
point located at their joint east -west property line.
2 Record a 1 ft. no access strip along the remaining northern
property line on parcel, 2 & S.
Si Utilize standard erosion control measures during construction.
