The present zoning is C-2 (General. Commercial). The Chico Urban Area Land Use Plan, an Element of the Butte County General Plan designates this area as commercial. The safety element indicates that this project is in an Unclassified Fire -Hazard Area. As conditioned, the proposal does not conflict with County zoning nor any adopted or proposed element of the Butte county General. Plan, nor any county; specific or community plan Preparation of the initial study preceded adoption of the traffic impact fees. Future development on this property will be subject to this payment of traffic fees, a portion of which will be utilized to install a traffic signal at Highway 32 and East Avenue.
