Dear Mr. Carter;
The above referenced parcel is currently zoned C-2 (General Commercial). This zone allows for a
single-family dwelling when associated with a business.
At present there is a single family dwelling on the parcel which was built prior the C-2 zone and is
recognized as a legal pre-existing non -conforming dwelling.
Should the dwelling be catastrophically destroyed it may be reconstructed within one year, provided
it will not be placed within the required building setback areas and meets sanitation codes in effect at
the time of reconstruction.
The setback requirements for the residential use in the C-2 zoning are. 50 feet from the center of the
road and 5 feet side and rear yard property lines.

The above indicated request for a clearance to build a pool has been reviewed. Prior to further
processing the request, the following is necessary:
1. Plot plan is inaccurate. Submit two copies of an accurate, to -scale plot plan.
2. As leachline replacement area is questionable, accurately locate existing leachlines. Note
that 125 feet of replacement leachline is necessary as there is a 3rd bedroom in the garage
building.
3. The owner indicated that the proposed pool location is not as shown on the plot plan.
Please locate the pool accurately on the plot plan, also.
