This is a proposal to divide 10 acnes to create: :four parcels
at 2.39 acres each. The present zoning :is C-2 (General
Commercial.) . The Land Use Plan Map of the Butte County
General Plan designates this area as Commercial, There are
no specific or community plans for the area.
The proposal does not conflict with County zoning nor any
adopted or proposed element of the butte County General Plan
nor any County, specific or commItnity plan.
The Chico tlnir-ied School Distract states that the proposed
project could have a significant impact oil the school district
if -the parcels are developed with residential u::es ('rather
than commercial uses).. After discussions with the engineer
and Neil McCabe school diStriCt Attorney; tl, school distract
is nory satisfied that this project will not have a:n adverse
impact upon the area's schools. Wratten confirmation is
expected soon ;from Mr. "McCabo.
