plans for on-site and off-site improvements and storm drainage disposal to Butte
County Department of Public Works for approval and install required facilitie%

be subject to the approval of the Planning Commission or, upon appeal, of the

Type of Project- Use Pewa-it.
Brief Description: For installation of -two 1,000 gallon
underground fuel banks, one for regular and one for
unleaded gasoline.
Location: 4.28 acres + on N.E. side of State Highway 32,
A mile + N.W. -1' Yonnedy Avenue, west Ohico.
Method of Se7age Dis,losal: Septic -tank - leachlines (N.W.
side of building).
Source of Water Supply: Well (S.W. portion of site).
Physical Environment
Terrain: Relatively level.
Soil Types and Characteristics! Vina fine sandy loami
effective soil depth of 6 ft. plus; 8andy loam with
silt, clay, small amounts of gravel; goo subdrainage.
Earthquake Zone: Moderate Earthquake In -tensity Zone VIII.
Fire Hazard: Minimal with proper installation of fuel tanks.
Drainage Characteristics: On-site dry well for surface water
runoff; curb and sidewalk along Hwy. 32 frontage.

6b: Noise originating from Highway -- craffic and the Southern
Pacific Railroad is not a major facto.,� since the business is
already located there and this type of business would normally be
acceptable in areas with noise levels averaging 75 decibels or less.
10, l4a: The applicant has proposed underground, rather than
above ground, installation of the fuel tanks. Richard Tiller,
Battalion Chief for the North Chico Fire Station recommends this
mode of installation.
13a,b,c: No increase in traffic other than the fuel delivery truck
at regular intervals is expected. Off-street parking in adequate
at present. Some of the service and installation trucka are driven
home by employees reducing the number of employee vehicles on the
site in general.
Robert Skidmore of Caltrans District 3 in Ma:i�ysville was contacted
about the project, Since the driveway encroachment onto 11ilghway 32
would remain the same and and urban improvements were previously

"The proposed use is to gas up our trucks. Two 1000 gallon

This is a use permit application to allow storage of inflammabl,es
(gasoline) on property located on Highway 32 approximately 1/4 mile
northwest of,Xennedy Avenue, in Chico.
All Seasons Heating 9 Air Conditioning currently operates a sales
and service buildingon the parcel. The proposed, storage tanks
would be located 90 feet behind the existing building.
If approved, this permit should be subject to the following conditions:
