'The attached Initial Study was prepared for a similar project on the same
parcel and can be used in considering this project with the following
changes.
14a; Butte County's -ability to provide adequate fire protection services
is in question due to financial constraints. The applicant will be
required to pay $200.00 per lot into a water tender fund. Additional'
mitigations are needed to help control .residential fires and provide
- i ,xproved protection against injury; loss of 114fei property damage and
reduce the demand for County fire services.,

1, Contribute $75.00 per lot to the West Chico: Fire Station Fund.
2. PXecute a lease agreement for property use and development Nvith
consideration being given to protecting agricultural uses on-site.

Soils on--site are of the FatWAl loam series, which is a Class 1
aOultural soil... It is easy to cultivate and well suited to

the "urban area" extends along Highway 32 within 1/2 mile of this
n+roperty. The property is close to the urban area. Withirlt 500 feet of
proa3erty are sixteen parcels ranging in size from .38 acres to 100
a�Vros . The average parcel size is 17.6 acres . The property is not in
an area of 5 and 10 acre parcels. Division as proposed has thcs
po tential to significantly affect agricultural viability. Division
Lnix parcels less than 20 acres does not comply with the Orchard sand
2ield Crop General Plan designation.
13a, single family residential uses within the Chico area generat
1017 vehicle trips per day. Traffic will utilize Kennedy and Muir
�en.ues out to Highway 32 and thence to their designation. A left hand
�,rn, pocket has been constructed on Highway 32 at Muir Avethue
facilitating turning movements. Both Muir and Kennedy are
approximately 12 ft. paved width.. Muir is in poor condition. The
tb3,ir Works Director is now considering whether or not the additional
traffic will warrant upgrading of the road.
4a; California Department of Forestry does not now operate a J`irF,
station west of the southern Pacific Railroad tracks. Access to this
area by fire trucks, can be restricted by train movements. At any time,
he train can block the tracks for 20 minutes under federal. gttidelil,,

Theewest side of town and minimize the risk of inaccessibility to this
area by railroad operations, the Eire Department has established a fire
Stat -Lon building fund. Each developer is requested to contribute

resolution requiring all parcels not served by comnun3ty water 'to
contribute 6200.00 for the purchase of water tenders.
