The 5 -acre property is located on the north side of Oak Way, 1/3,mile west of Sandy Gulch, 1800 feet east of Muir Avenue., west of Chico. Soils are Vina fine sandy loam, a deep, well drained agricultural soil. The site and area currently are in agricultural, orchard use, with a half dozen rural residences dispersed along Oak Way in the area including a rosidence on the subject site. The entire area is designated for agricultural use, zoned A-5. Parcels range in area from � acre to 20+ acres; generally are 5 to 15 acres. Environmental effects resulting frOul this proposal 'will be minimal considering the A-5 zoning, the area residential use along Oak Way, and the existing residence on-site. However) a Precedent creating this type of 1-acre.parcel may be established in the a,rea. Continued encroachment of residential use on almond orchards in this agricultural area would sustain agricultural -residential land use incompatibilities, and Potential problems.
