The recently adopted flood insurance rate map indicates that a portion of this property lies within a special flood hazard area inundated by 100 -year flood from Lindo Channel. No base flood elevation has been established for this particular area. The FEMA flood map shows a narrow flood hazard zone "A", approximately 200 -feet wide, along each side of Lindo Channel. The proposed building site lies outside this flood hazard zone "A" in an area that is not classified as a flood hazard zone. As such, it should not be subject to the requirements of a building constructed in a flood zone. However, as a precaution, a 100 -year flood elevation has been established for the building site.
