ENVIRONMENTAL HEALTH and the BUTTE COUNTY FIRE DEPT/C.D.P have no
objections.
ANALYSIS:
The sales tract. office will be located in the garage of the model home
being constructed on the northwest corner of Mayette Drive and West Sac:Oa-
mento Ave. (Mayette Dhive was pTeviously,named Placentia Drive).
The office will be converted to a. residence when it is no longer needed.
the applicant estimates that to be about one and half years. The Com-
mission may wish to consider limiting the time of operation of the sales
office to possibly two years, with revi,ew dfter one year as suggested in
the Initial Study.
Two off-street parking spaces are being provided. There will be several
signs to be placed on the site and throughout the subdivision.
It was noted in the Initial Study -that the applicant may wish to move the
sales office to another location within the subdivision. Another use
permit would be required prior to such a move. Since the interim amend-
ment permitting sales -tract offices in trie AS -R zone will expire on July
31�, 1981, an extension of the interim would be necessary if the applicant
wished to move the office after that time. 'The Planning Commission and
staff will be discussini,an amendment of the A -SR zono to allow sales
tract offices with a use permit,on May,20, 1981. This proposed amendment
would be consistent with all other residential zones.
An Initial Study has been prepared and a Negative Declaration is
recommended for this project.
(NOTE: The New AP No. for the subject lot is 42-40-15;
the entire subdivision has been parcel 42-15-35)
RECOMMENDATiON:
A. Find that the -requirements ' of the California Environmental
