The property consisted of a 2 bedroom 1 bath home which I lived in and a 2 bedroom 1972 mobile home that I rented out. In January of 1996, I moved out of the house and into an apartment. I rented out the house, while continuing to rent out the mobile home. In November of 1996, I sold the property to my next-door neighbors, Bruce & Chris Wampler (father & son). A few months after the sale, the tenants moved out of the house and the mobile home as well. The Wamplers decided to use the vacancy as an opportunity to do some remodeling to the house and decided to haul the mobile home to the dump. In an attempt to "remodel" the house, the Wamplers completely gutted it removing all interior walls, appliances, doors, sinks, bathtub, counters, windows, floors, ceilings, etc. After the home sat gutted for about 18 months, they stopped making the mortgage payments to my grandmother (who carried a 1" mortgage) and myself (I carried a 2nd mortgage). In March 1999 I filed a Notice of Default and then foreclosed in June 1999. I filed a claim against Wampler's insurance company and it was declined. I am now in litigation with Farmer's Insurance and have been advised by my attorney, Steven Trover (Stewart Humpherys Burchett Sandelmari & Molin, A Professional Corporation) to leave the house completely fenced (as it is) and do nothing to the structure.
