Dear Mr. Kearns; The above referenced parcel is currently zoned C-1 (Light Commercial). This zone allows for a single-family dwelling associated with a business. At present there is a single-family dwelling established on the property without a business. The existing residence is a legal pre-existing non- conforming use. Should the dwelling be catastrophically destroyed it may be reconstructed to the same footprint within one year, provided it will not be placed within the required building setback areas and meets sanitation codes in effect at the time of reconstruction. The setback requirements for the C-1 zoning are 50 feet from the center of the road and 5 feet side and rear yard property lines.
