The: present zoning is SR and R-4 The Land IJse Plan Map of the Butte County General Plan desi,,nates this area as Medium Density Residential, The proposed, BLM is also located within the Chico Area Land Use Flan: The proposal does not conflict with County zoning, nor any adopted or proposed element of the Butte County General Plan not any County, Specific or comm"tnity plan. However, the proposed BLM will create two parcels with less than desirable lot, configurations pnd create portions of two lots which will not be very functional, Lots 3B, 4A, 4B, and 5A as. shown on the nap are very small lots of a little over 40000 square feet. Approving the BLM would create small corners on Lots 3B and 5A making an area of ten by ten feet. Such an area would be a nuisance to manage and would be difficult to make productive use., of;it.
