No comments were received :From the Sheriff's Office.
ANALYSIS;
This project is the proposed relocation of an existing sales tract
office to a newly -constructed residence in another part of the Walnut
Woods Subdivision. Currentl;y,,the model home --is surrounded by orchard;
the nearest residence's are 200 feet to the west along Mayette Drire.
Two off-street parking spaces are to be provided. As with the previous use permit) the Commission may wish to consider
limiting the use of signs and the timL of operation of the sakes office
to one year with possible Commission review for a time extonsion of one
year.
The project Was found to be categorically exempt from the requirements
of the California Environmental Quality Act.
RECOWTENDATION
A. - Note that this project is categorically exempt from the
provisions of CEQA; and
B. Approve a use permit allowing Webb )fomes a sales tract office
on AP 42-40.29: subject to the following conditions, and
in tao doing make the required findings pursuant to Section
24-47 of the Butte C,ounty.Zoning Ordinance,
Conditions:
1. Provide two off-street parking spaces as required by
the Butte County narking Ordinance. .
2 Any signs to be displayed on the site shall be removed
when the sales offico ceases operation. No signs shall
be' permitted in the required setback,area

3. Limit time of operation to 1 year with the provision
that the applicant may come back to the Commission for
extension of time '° for '1 more year.
4 , Applicant Mus also comply With all other applicable
State and local statutes, ordinances and 'regulations,
