Recently enacted legislation (AB3158, Chapter 1706, Statutes of 1990,
effective January 1, 1991., requires that 'the Department of Fish and Game
impose and collect filing fees as specified to defray the cost of managing

collected during the environmental review" process and are to be paid at the

"Phis is a proposal to divide 10 acres to create two parcels of 5 acres each. The property
is located at the northeast corner of Nord Avenue and East Avenue in the Chico aced,
The present zoning is A-5. (Agricultural 5 acre minimum parcel size). The Land Uoe
Plan. Map of the Butte County General Plan designates this area as orchard and field
crops. The property is located on the urban side of the green line. There are no
specific: or community plans for the area:
The proposal does not conflict with County zoning nor any adopted or proposed elcm.ent
of the Butte County General plan nor any County, specific or community plan.
The project is categtlrically exempt from the requirements of the California
Environmental Quality Act. in accordance to Section 15315 of the Pulte Resources Code
regarding the division of property of urbanized areas,
Recommend approval of the Tentative Parcel Map Subject to the following conditions:
1. Pay $75.00 per lot to the west side Chico Fire Station Fund,
I Place a note on the additional .map sheet that states: ''Unless the parcel
is served by a community pressurized water system, automatic fire
suppression sprinklers systemsshall be installed in all new residential
structures in accordance with the national fire protection association
standard for the installation of sprinkler 'systems in one and two family
dwellings and mobile homes, NFPA standard 13D. The purpose of the
installation of sprinkler systems is for additional safety and .properly
protection in the event of residential fires. This installation will reduce the
demand for Structural fire protection services in those instances where they
are installed!'
