Tills installation would meet our ,off-site ;requirements. 2. on; --site provide a permanent solution for drainage.,' 77ALYSI$ This i.s a request to allow the establishment of a Butte county Fire Station on a .74 acre parcel located on Hwy. 32 near East Ave., on the West side of " the railroad tracks that split Chico. The need for a fire station west of the railroad tracks was identified years ago,. time vehicle access to this part of Chico can be restricted by Em train movements for up to 20 minutes under federal guidelines and the time could be longer in the case of a train accident or emergency. The county has been requiring a $75 per lot mitigation fee to help this station since the early 19s0 `s. The fee is land division; imposed at;pay of The fire station will be 'housed in an existing 35' x 100' building. There is also an existing 3o'.x 6o' structure on site that .is used for another 3200 square foot building the plot plan submitted it appears that an auto repair business. From ding is proposed for the rear of the parcel. The uses allowed .in this structure may be restricted by a lack Of available parking on site. At this time the station is prop"osed for volunteer status however if funding situation changes it could be a full time station; at some point. in. the future.. Volunteers will reserve a call, meet at the. station and respond: The building will be leased on a year-to-year basis and the: station'is not considered per at this time. r he proposed site is on Hwy. 32' which is the main road ,serving the west side• Hwy. 32 at this point is a busy road. Itis anticipated that most emergency vehicles leaving this site will have to make a left turn on to Hwy,. 320 since the majority of the 'his turning movement could be difficult at times of n is to the south. fl,c flow. The proposed traffic signal light at the intersection eof East Ave. and Hwy. 32 will help and the situation could, be further improved by giving the fire station control of the Lraffic light when they 'get a call. This close proximity could result- in some conflicts especially from sate night calls. However, the rear, � portion of the dire station Will 'be used for the storage of equipment and an older vehicle thatis seldom used. The primary responding engine will. be kept :.n the first bay of the building, closest to Hwy. 32. This will helpreduce any potential noise conflicts.
