existing single family residence.
II.Vicinity and Enviornmental Setting
There are 14 parcels on Stewart Avenue in this A-2 zoning.
This area is a prime rental area because it is two blocks
from the college. Of these 14• parcels, five are owner occup-
ied, nine are rentals, and five of these 14 have two or more
dwellings;
North of the property lines on Stewart Avenue are Transpacific
apartments, and a proposed 88 unit condominium project called,
Club Mord, both are high density residential zoned C-2, and
C-1.
South of Stewart Avenue is a neighborhood zoned R-3 of single
family residences, many are rentals and have two dwellings
per parcel.
There are not any cultural, historical, or scenic envi ornments
along Stewart Avenue, it is predominately a rental area near
the college:

This garage and apartment is being built on the spot where a
previous garage was lost in an accidental fire. There is
garden and yard area all around, and access by driveway with
room for parking next to the structure.
Adjacent properties may feel this apartment influences tfi�er

I feel the county Building department should have informed me
that I would violate Butte County code section 19.22, and section
24-33, before they issued a hermit. I clearly stated my intentions
of building an apartment.
