To: butte County Advisory Agency
From. Planning Director
Report: TENTATIVE PARCEL MAS? FOR STEVE LONEY ON APJJ'431--Oat-01
Date December 9, 1988
This is a proposal to divide 0.72 acres to create 4 parcels, 2 of
7,200 square feet, (gross), and 2 of 8,400 square feet, (cross)
the present tonin is. S -R )
g (Suburban -Residential . The Land use
Flan Map of the nut-ve County General Plan desa.g
mates. this area as
Low Density Residential. there are no specific or commtinit
for the area. Y Plans
While this proposal conforms to the General Plan designation
permitting up to 6 dwelling; units per acre, because of lot design
it does not conform to the requirements of the S=R 'zoning.
Section 24-33 of the Butte County code requires minimum lOt 5120
OA sewers to be 6,50"0 square feet for, interior lots,, and 7;500
square feet for corner lots. These lot sues Must be net,
Measured exclusive of right;-af-way easements. COtn6iParcels 1
'd 4 of the Tentative Map shoal oriy 6,510; square feet of,, area
A only 60 feet of frontage. (rontage ;:or a corner lot being
of fined as the narrower dimensiah by the Subdivision Ordinance) ,
Adequate land area to meet the acreage requirements is available
by expanding into the property to the north shown as 'Other, ]ands
of Owner" but fronts e re
changes in the design ofhrmmapnts can not be met without major
The project also does not meet the access requirements of the
County code in that a 60 feet right -of -wary is required to all
parcels, and this project proposes only 40 feet. Also no area is
provided for the required cul-de-wsac.
q The required building
setback of 50 feet from the centerline of the roads, coupled with
the 5 feet Tide and rear yard setback will yicl.d a usabl e
building envelope f 25 feet by 13 feet. While it is possible to
build ,on such a lot, Ehere is little. room for such, atnenities as
awnings, carport or garage; porch, tool sheds, etc:
The project does not qualify for consideration o a 2p foot wide
piivate drive as approved access under county code Section 20-136
becaus
e that Section is only for cases where one paroel is bding
