This project is a subdivision to create 12 parcels on APO 44-40-16
and 19 (6 new parcels on each' of the two existing properties),, at
a density of 1.9 dwelling units per acre. The new subdivisi:ot
parcels will be primarily 1/3 acres in area, with a few ldrgdr
Parcels (-� to 1+acres)i The property is located adjacent to and
west of Godman Avenue west of .Morgan Drive in the northern Chico''
area (refer to attached map)i This site is located within the
area currently under study by the Butte County Planning Commission;
North Chico Rezone proposal.
The 64 -acre site is largely open vacant ;Field, with two sin lc.-
family resid.ewces and containing some pasture and a sma11 5 4; -
acre ,Family orchard. The surrounding land uses include apartments
single-family and multiple family residences, a church, and, portionsof orchard land. (refer to attached
information supplied by the
applicants) . The 300+ mit Joshua Tree development lies contiguous
to the site on the Fest; the North Park Subdivision (1,_36 units) site -
lies north of the site about 300 feet, approved on January 5, 1978;

the site about 800 feet, approved on August 15, 1977, Jdshtia Tree
Road borders the western

devoluping to urban uses, designated for medium -low density resi-
dential use by the kitte Luunty General Plan. Current zoning is

Virginia L. Messerole - AP#44-45-70located 6h the
c/ north side of Eaton Road and south of Sycamore Creek an
the northern section of the town of Chico in the NIKI of
Section 100 T 22 N., R. I E., Richardson Springs Quad.
7.5' Series. Construction of housing, has already disturbed
Much of the area and a levee has been built along the
bank of Sycamore Creek.
Marion P. Hobson & Frances J. Xobson - located between
Marrow Pane amd Comanche Creek at the southern end of the
town of Chico in the NE, of Section 60 T. 21 N. ,
R. 2 E.
Chico quad. 7,5' Series. The property is approximately
7 acre.-:, in size and consists of land that was once cultivated _
fields. The property covers a small`, section of Comanche
Creek at the southern end and a sma,A intermittent drainage
crosses the property in the northe.e-°t, section. Vegetation 'is
fairly dense alon., both drainages with only scattered ' oaks
on the rest of the property.

The surrounding land uses include a mobilehome �ark to the sou'th;,

Company to the west, and low density residental to the north and north
west. Tho Butte County General Plan classifies this area for l-sw
density residential use, A General Plan amendment is in_ process

Advisory Agency on January 5, 1978. The contact person for the
North Park' Tentative Subdivision i s Ray E. Johnson, Jr, The
Conditional Negative Declaration and related information on the
tentative subdivision are hereby cited for referencz.
T.he property is presently in agricultural use for alm,►d and walnut
orchards. The topography is quite level. The soils are Vina loam
throughout the project area with an average depth of 15 feet.,.
The surroundingland uses include apartments, du le
mobilehomes, orchards, grazing landandthe freewakxes, triplexes,

to the west. These is presently a residence on the 2.S acre par-
cel with farm outbuildings, The western part of the property abuts
the Joshua Tree Unit # 2 Tentative subdivision. The Butte County
General Plan shows this area as low density residential, 1 - 4
dwelling units per acre. The zoning is presently A-2. These par-
cels would be zoned R-1 (Single family Residential) under the
Planning Commission's rezone proposal fot the North Chico area,,
The magnitude of the en+,tiron_mental effects. created by -the sUbdivi-
sion of this land were discussed in the initial study (Conditional
Negative Declaration) ter' th"e North park Tentative Subdivision.
No significant environmental effects are foreseen as a result of
this related project.
