0485 arses, Density of subdivision to be created is 2.1 dwelling
units per acre. The site is located southwest of the intersection,
of Nicks Lane and Sycamore 'Drive, north of Chico.

8: The Butte County General Plan, rand Use Element designates the area
for low density residential use, The I.., posal lies on the edge of this
residential designation. The Chico General Plan designates ,the area
for Agricultural uses. County zoning is A-2. Previous 111terim zoning
to an'SR-1'district (part of the Chico Airport rezone proposal) has
reverted to the original A-2 district. The surrounding land area is
commercial uses, and freeway transportation corridor uses,

trend is occurring on the east side of Hicks Lane in this area. The

estimated daily increase in traffic will be approximately 550trip-ends

at Eaton Road). Therefore, the increased traffic resulting from this
project represents approximately a 60% increase, however, a two-
la,.P,o urban street can accommodate 0,000 cars per day.
