At the regular meeting of the Butte County Advisory Agency held
on July 18, 1983, the Agency approved your condominium conversion
by parcel map on the above -referenced property, robing that the
project is categorically exempt from environmental review and
subject to the conditions of approval as listed on the attached
sheet.
y If no appeals are timely filed—within ten (10) days of the date of
the Advisory Agency's approval --'with the Clerk of the Board of
Supervisors, this action will be final.
When the conditions of approval are complied with, it will be in
order for you to file your "final map" with the Butte County Dept.
of Public Works for recordation within twenty-four (24) mmtrths of
the date of approval_ by the Advisory Agency.

Morseman Avenue, on Netters Circle, Chico area.

Public Works Department conditions are:
14 Indicate a 50 ft. building setback from the centerline of
Netters Circle.
2. S';;ow all easements of record on the final map.
3. Pay off any assessments:.
4. Pay any delinquent taxes.
5. Meet requirements of utilities - Pacific Gas & Electric,
PacificTelephone, and California Water Service Co., if
any.

July 5, 1983.
This is a proposed Condominium Conversion via Tentative Parcel
Map for five lots, with two units per loc. The present zoning.
is "R-2" (Duplex Residential) . The Land Use Plan Map of the Butte
County General Plan designates this area as Medium Density Resi-
dential, and the Safety Element indicates that this project is
in an unclassified fire hazard area (urbanized and irrigated
areas. There axe no specific or community plans for the area.
The proposal does not conflict with County mooning nor any adopted
or proposed element of the Butte County General Plan nor any
County; specific or community plan.
Recommend approval;
