12. Developing new homesites will be a change from what exists on
site and may affect existing homesites (noise, light, etc.). As this is
a developing neighborhood, and the proposed project is of the same
scale, impacts are expected to be minimal.
15: Project will generate approximately 10 ADT/DU or 40 ADT. While
these numbers are small, they add to the cumulative traffic impacts
existing. As surrounding properties have developed, on and off site
road improvements have been required to offset these impacts. Improve-
ments have included street widening and paving; installation of curb,
gutter, s'idewa"J, and storm drains; a prorated contribution to a traffic
signal fund (one has been established at Cussi.k and Lust) . lvith
installation of improvements; traffic hazards can be reduced.
14: Demand for governmental services increases with residential
development. Chico Unified School. District ►ias indicated on earlier
projects their difficulty in accommodating a growing student population.:
The district is currently pursuing approval for the installation of
a school impact fee structure. This project will be subject to any
fees instituted, prior to the issuance of building permits.
