The area in which this business is located is transitioning from residential neighborhood to various commercial and industrial uses. It is currently zoned A-2, which permits this process-, yet requires five ±oot side and rear yard build- ing setbacks like a residential zone. Commercial zones permit building construction with no side o: rear setbacks., The applicant has noted that an adjacent property on Bast 9th Avenue was I ermitted to build up to the applicant's property line (an. Interim C-2 zone was granted by the Board of Supervisors 6/2,/31, Ord. # 2222, which allowed construction of a furniture store with no setback). This adjacent property has since reverted to A-2 status.
