DISCUSSION OF ENVIRONMENTAL EVALUATION This proposal is to divide a 4.05 acre parcel into 2 parcels for a warehouse -industrial development. Parcel l will be 2.01 acres and. Parcel 2 will be 2.04 acres: The project site (AP #46-23-46) is located on the east side of Twentieth Street between Park Avenue and pair Street in Chico. There appears to be -a discrepancy between the Assessor's Map and that of the project engineer, D. R.Roper. The Asses- sor's Map shows Parcel 46 as extending northward, behind Victor Industries Corporation (AP #46-23-15). Telephone calls to De R. Roper; Mid -Valley Title Company and the County Assessorts Office were unable to resolve this; discrepancy., The site is nearly level with slopes less than I percent. Natural drainage is -Coward the west. Soils are dark brown granular Vina loam with moderatd permeability tMd high inherent fertility. Vegetation consists of weeds and grasses. Site elevation is 203 feet and rainfall averages 24 inches annually. The Chico and Butte County General Plans designate the area as Industrial. Existing zoning is.A-2 (General), The site is currently vacant: Surrounding land uses include Victor Indus- tries, Corporation to the north, an auto parts and machine shop to the south and the maintenance yard for the Butte County Pepartment of Public Works to the west, across Twentieth Street. There are some residences on Twentieth Street ho0k of the project site. The area south of the project is zoned M-2 (Meavy Industrial): lb c,e: Any construction on the site would disrupt, displace as cOm act some soil. p Depending upon the eventual type of warehouse and/or,industrial use, soil coverage may be as much as 100 percent (4+ acres): There may be an increase in erosion during construction.
