ANALYSIS: This is a request to allow a structure 30 feet from the centerline of Colorado Street and 41 feet from the centerline of Davis Street, And is categorically exempt from environmental review. The subject parcel is 44 feet x 124 feet. The fronting property lines are both 20 feet from the centerlines. Observance of the SO foot setback requirement and the 5 foot side and rear yard setback mould yield a building envelope of 9 feet x 89 feet.: This substandard created as Lot 12 of the o. B. Wood Subdivision in 1lot teas 104 The Ordi- nance establishing setbacks was adopted in 1954 (Ordinance nce 506) . Jeveral similar variances have been granted in the area, and it appears that the findings required by Code Section 24-49 can be made. There are some concern;, however. The Department of Public 11Orks mentions possible sight distance problems, and is requiring the deeding,_ of additional right-of-way for future improvements, further reducing the size of the lot. The Environmental Health Department comment indicates that the lot aroa appears adequate only for a two bedroom house. Coupled with the Public Works requirements,redesign or 'reduction of the building size may be necessary. The standard condi- tion of anproval requiring compliance with all other codes, regulations, etc. is adequate to guarantee that the completed project will meet standards since it is the applicant's responsibility to work out construction details with Health and Building Departments. Therefore, this application Can be considered based only on the `requirements of Code Sec. 24=49. R'ECOMMENDATIONSc A.
