This proposal is a land di visiow 'to create two parcels on APS 47L23-,G4,
northeast of Chico. The 142.5 acre site would be divided into a 3.3
acre parcel and a 139.2 parcel. The site is in the foothill life zone.
Soils are a mixture r,f clay-loam and rocks with a moderate erosion poten-
tial. The slopes are generally 5% or less; Rock Creek flows through'
the property from the nn,�theast 4ow.ard8 the southwest. Vegetation in
thisarea includes blue, oaks, digger pine, manzahitaj annual and peren-
ni al grasses, a.n'd riparian habitat along Rock Creek. Small wildlife
and songbi rds are co';mmon in this area
The, surrounding land'uses include rural residential and open land ,along
Rock Creek Road and Cohasset Road, Kiebel Sawmill to the southwest and
the Keefer Grist Mill' s'i'te on the northeast portion of the property,.
The Butte County General Plan designates this area as grazing'-open lands
1-5 acres per dwelling unit. The zoning is A-2.

wager runoff, soil erosion or soil deposition may affect the water
quality of the creek.
