lb, c: Some compaction, disruption and overcovering of the soil will
occur due to construction of three additional. residences. The site prepara
tion for building pads should involve limited grading on the ridge area.
It Some increases in $oil erosion may occur from the g-rading for drive-
ways and construction actirities due to steep slopes on portions of the
site, however, the terrain on each site is predominately, moderate -gentle,
Access to the proposed parcels already ehists, reducing grading requirements.

DISCUSSION OF ENVIRONMENTAL EVALUATION AP 55-46-25
A large lot zoning should be considered for this property and vicinity
to reflect the planned land use as recommended by the General Plan.
Consideration should be given to slopes, soil types and conditions, and
water availability in determining the appropriate zoning classification
(perhaps A-5 or FR -5).
13a: Traffic on Round Valley Ranch Road will. result, which currently has
minimal use.
13c: Round Valley Ranch Road will require some improvements to facilitate
access from Clark Road to the now parcels for vehicles of residents,
emergency vehicles, etc. 1
149- Fire protection in, this area is a concern. A water storage tank
may be n'-oded on the site to provide adequate fire protection..
16a, b: ',-(tility lines do not exist to the property and must be extended.
16e, Dninage Aqill be via natural systems. EToslin control measures
should be implemented along any disturbed drainage courses.
20: An archaeological survey was previously done (sac attached letter) and
clearancegranted.
Since the proposed parcels a-ro relatively large', have existing access, and
since the subsequent residential development is not expected to cause
substantial modification of the site or disrupt any known critical environ-
mental resources this project is not expoct2 to cause significant impact.
