Sinr ly, h is To e Assistant Planner Parcel Creation Deed A creation deed is the deed that created a piece of land, into it's current configuration. This process is commonly called a subdivision. Prior to March 4th of 1972, a parcel of land could be divided by a grant deed, and gift deeds were recognized until February 9th of 1993. Note: documents that create real property are not limited to grant and gift deeds. Staff is required to review each division to ensure that it was created in compliance with the State Subdivision Map Act, and Butte County Code. A creation deed is required to determine that the legal description matches the current configuration, the parcel meets applicable zoning requirements, and that the parcel has the appropriate access to a publicly maintained road. The exact date of creation and type of deed will also be verified. Please locate the documents and submit it to the Planning Division at: Department of Development Services Planning Division 7 County Center Drive Oroville, CA 95965 Note: You can obtain this document at the Office of the Recorder (25 County Center Drive, Oroville), or work with a title company to locate the appropriate deed. Erosion Control Plan An erosion control plan is required if the subject parcel is located in the North Chico Specific Plan Area, Cohasset Specific Plan Area, a Watershed Protection Zone, or is required by a subdivision/parcel map (please see below for the specific note). The purpose of the plan, and its implementation, is to protect watersheds and adjacent property owners. An erosion control plan will identify how disturbed soil will be stabilized. The proposed structure(s) cannot be approved without an approved erosion control plan.. Please submit an erosion control plan, prepared by a qualified professional, to the Planning Division at: Department of Development Services Planning Division 7 County Center Drive Oroville, CA 95926 Specific Plan or Zone: ❑ North Chico Specific Plan (see below: NCSP) ® Cohasset Specific Plan ❑ Watershed Protection Zone Mitigation/Condition Notes: ❑ Limit soil work to periods of dry weather between April 15 to November 15 unless an erosion control plan for wet weather conditions is prepared by a civil engineer or other qualified professional and approved by the Department of Public Works. Mulch protect, Hydro -seed, or otherwise stabilize the soil on all areas that have been disturbed or have been cleared of vegetation and are of erodible material. Note: this note disallows development to occur between November 16 and April 14, unless an erosion control plan for wet weather development has been submitted and approved. NCSP: ❑ Note to be placed on site plans: limit soils work to periods of dry weather between April 15 and November 15.
