Pursuant to the provisions of the Zoning Ordinance of the County of Butte and the special conditions set forth below: Randy Windham is -= hereby granted a Use Permit in accordance with application filed: 7/10/87 to allow the expansion of -'a mobile home park from 16 units to 25 units on property zoned C-1 located, on the northwest side of Cohasset Road, approximately 2000 feet southwest of-Vilas Road, across from the Cohasset Store, Cohasset. 1. Failure to comply with the conditions specified herein as the basis for approval of application and issuance of Permit, constitutes cause for the revocation of said permit in accordance with the procedures set forth in the Butte County Zoning Enabling Ordinance. 2. Unless otherwise provl:ded for -in a condition to a use permit, all conditions must be completed by the permittee within 12 months of the delivery of the countersigned permit to the permittee. 3. If any use for which a use permit has been granted is not -established within one year of the date of receipt of the countersigned permit by the permittee, the permit shall be come null and void and reapplication shall be required to establish the use. SPECIAL CONDITIONS: 1. Meet the requirements of the Butte County Fire Department' including the installation of one fire hydrant, and/or utilizing the two 11,000 gallon water storage tanks with draft connections for fire trucks. A Fire. Department draft connection for the existing swimming pool may also be required subject to coordination with the Fire Department.' 2. Provide a sewage"disposal system in compliance with Butte County, the Regional Water Quality Control Board, and State of California Department of Housing and _Community Development, Div.isions of Codes and Standards requirements. 3. Placement of security lighting to occur so as to avoid directing light onto Cohasset Road and'neighboring properties. 10. Pay appropriate school impact fees at the time of building permits 11. If the horse corral is to be retained, applicant is to pursue approval -of a General Plan Amendment and Rezone to allow such use. 12. Comply with applicable regulations of the Department of Housing and Community Development, Division of Codes and Standards -for the Mobile Home Parks Act. 13. All condi-tions must be complied with prior to occupancy of the new portion of the mobile home park. The Department of Housing and Community Development will be notified of such conditions. ' 14. Applicant must comply with all other applicable State and local statutes, ordinances, and regulations.
