The Guest House is presently 640 sq. ft. The applicant proposes to convert 140 sq. ft.- into utility space, not heated or cooled. This was found to be acceptable according to discussions with Randy Wilson, Principal Planner and me, as well as other Division staff at a Staff meeting on May 18, 2000. The attached applicant's proposed sketch was found to be an acceptable interior partition. suitable to make the building meet the intent of the Zoning Code for a Guest House. As mentioned, my fiance and I are in escrow on this home and property, which includes a workshop. I'm writing to ask you to please take into consideration our request to partition the workshop to create a guestroom. The workshop is 640 square feet and we would like to create a bedroom and bathroom with a maximum of 500 square feet. We would then use the remainder of the space for a storage area with a workbench. I have also spoken with Carl in the Butte County Division of Building, as you requested. He said that there shouldn't be any problems in converting the shop into a sleeping area that would be safe for human habitation. Carl said we would just need to include proper egress when converting this and to submit three (3) sets of floor plans. He also said if it would be a go with sanitation, we would have our bases covered to convert the shop. spoke with Tom Loushine this morning, in the Butte County Department of Public Health and explained what we would like to do and with whom I had spoken. He said it would not be a problem. We would add 50' of leach line and designate adequate space, if we had to move the septic and leach lines at some point in the future. We understand that we would need to submit all plans and pay for all permits required to do this. Since we are in escrow, and the decision about buying this property rests upon our ability to make this conversion, we would ask you to expeditiously consider our request. We hope that you will agree to our proposal, as a conversion of the shop would increase the value of the property and be an asset to our living needs. I feel that it's the responsibility of the Hughes to insure your system will work in event of fire-- and not be inoperative due to frozen lines. -In addition I expect Hughes to be responsible for any water damage to the house due to such failure.
