Provide additional information and/or make revisions to plans, specifications and calculations as

1. I believe truss B2 should have the same 3 bearing points as B4.
2. Is the furnace in the garage or in the attic? Or are there 2 furnaces?
3. The house is not adequately braced across the front and the right side of the garage through
the house. Please provide a lateral analysis of these areas by an architect or engineer. Have
the architect or engineer provide a letter that he/she has reviewed the trusses for his/her
design.
4. You have several girder trusses bearing on headers. Please provide calculations for the
garage door header and all headers which carry girder trusses. There appears to be snow
loading also on the trusses. This should be included in the calculations.
Plan review will continue upon receipt of the above items. Additional comments may be
generated from your response above where plan documents were incomplete, inconsistent, or not
adequate to depict code compliance.

1. Truss B2 is a two point bearing truss. There may have been some incomplete revisions
on the submittal sets which made it look this way. The resubmited drawings should show
it correct.
2. There is one furnace. It is in the attic. See truss B4.
3. In my professional opinion, the'house complies with UBC bracing requirements. (I
have added a braced wall panel between the master bedroom and'living room.
4. See attached calculations. The calcs submitted do not directly show a snow load (due
to the county not having.a snow load ordinance), however the designs are conservative
enough for this consideration.

SPACE CONDITIONING, WATER HEATING AND PLUMBING SYSTEM MEASURES

110 -113: HVAC equipment, water heaters, sI- I-eads and er ment
faucets certified by the Commission.
150(h): Heating and/or cooling loads calculated in accordance
with ASHRAE, SMACNA or ACCA.
150(1): Setback thermostat on all applicable heating and/or
cooling systems.
150(j): Pipe and Tank insulation
1. Storage gas water heaters rated with an Energy Factor of
less than 0.58 must be externally wrapped with insulation
having an installed thermal resistance of R-12 or greater.
2. First 5 feet of pipes closest to water heater tank, non -
recirculating systems, insulated (R-4 or greater).
3. Back-up tanks for solar systems, unfired storage tanks, or
other indirect hot water tanks have R-12 external
insulation or R-16 combined internal/external insulation.

with mastic, tape, aerosol sealant or other duct closure
system that meets the applicable requirements of UL181,
UL181A, or UL181B and other applicable specified tests

either automatic or readily accessible, manually

114: Pool and Spa Heating Systems and Equipment
1. System is certified with 78o thermal efficiency, on-off
switch, weatherproof operating instructions, no electric
resistance heating and no pilot light.
2. System is installed with:
a. At least 36 inches of pipe between filter and heater
