• If your parcel was not created by a County -approved may, you may be requested
to submit a "deed of creation".
• Creation deed(s) can be obtained most economically and quickly from the title
company that handled your escrow for the purchase of the parcel.
• You may simplify and expedite the review process by submitting a deed of
creation for the project with your application or as soon as possible after your
application has been submitted.
A. creation deed is the. deed that created a piece of land, into its current configuration.
This process is commonly called a subdivision. Prior to March 4th of 1972, a parcel of
land could be divided by a grant deed, and gift deeds were recognized until February 9th
of 1993. Note: documents that create real property are not limited to grant and gift
deeds.
Staff is required to review each division to ensure that it was created in compliance with
the State Subdivision Map Act, and Butte County Code. A creation deed is required to
determine that the legal description matches the current configuration, the parcel meets
applicable zoning requirements, and that the parcel has the appropriate access to a
publicly maintained road. The exact date of creation and type of deed will also be
verified. Please locate the documents and submit it to the Planning Division at:

I was out at 13135 Jordan Hill road for a septic and well application. AP# 058-160-070. This is suppose to be
vacant land, but the parcel has been built out pretty good. There is a dwelling, if that's what you want to call it. It
appears like an old mobile with additions. There are multiple out buildings and dogs. The owners name is
Noreen Jones and her phone number is 534-9311. We are sending a site plan review to Chris for legal lot. Do
you want us to hold off on permits or issue permits and let her get the structure to current standards at a later
time?
