The inspec- tion was made on August 13, 1986. The house was constructed in 1977 and 1978 without permits and inspections from 'this office, so we were not able to perform the required inspections during construction. We therefore made a reasonable visual inspection, without going on the roof, under the building, or in the attic, and found the house to be in violation of structural, electrical, plumbing, and many other code requirements. r The folloxeing is a list of items which must be done or resolved: (1) Submit complete plans and calculations prepared by a California Registered Civil Engineer or Architect showing how to structurally modify the building to conform to code structural requirements. The inspec- tion was made -on August 13, 1986. The house was constructed in 1977 and 1978 without permits and inspections from 'this office, so we were not able to perform the required inspections during construction. We therefore made a reasonable visual inspection, without going on the roof, under the building, or in the attic, and found the house to be in violation of structural, electrical, plumbing, and many other.code requirements. The following is a list of items which must be done or resolved: (1) Submit complete plans and calculations prepared by a California Registered Civil Engineer or' Architect showing* how to structurally modify the building to conform to code structural requirements. These should include foundations, floor, wall, and roof construction details and design calculations on the main building as well as the. front and rear porches; utility room, and the detached carport. (2) Verify structural adequacy of main stairs and reconstruct stairway to comply with rise and run requirements. (3) Provide light and ventilation for each room per code requirements. (4) Provide exhaust fan in the bathroom. (5) The wood stove in the main room must be installed per code require- ments.including clearance to combustibles, flue, and hearth. (13)• The gas water heater must be vented, have a gas shutoff, and be equipped with a temperature and pressure relief .valve piped to the exterior of the storage building the.same as above. (14) Provide smoke detectors in access to bedrooms.. (15) The wood stove in the rear portion of the building must be removed. As we understand it, two things need to be done in order for Mrs. Twidwell to obtain a permit for.the property: 1. Provide a method of installing R-19 insulation for the roof. 2. Provide building plans and structural calculations for all accessory structures on the property. R-19 insulation could be added as rigid insulation over the top of the roof sheathing. Since this would require removal of existing roofing, it would probably be simpler to add insulation from the in- terior. A detail for accomplishing that is attached, detail A/X1. Providing permit drawings for accessory structures is somewhat more difficult. Our field work included measurements of buildings but not detailed information on the construction of each building. The accessory structures include two carports and a metal clad, wood framed storage building. In order to provide working drawings for these buildings I will have to survey the buildings in detail. We are cur- rently swamped with work, since the Loma Prieta earthquake, and it is nearly impossible to schedule out of area work in the next month.
