It is important to be aware of the following: Before erecting your new building, please check that all local building department requirements such as Building Applications are adhered to. This is not a work safety manual, so it is of utmost importance to follow all safety recommendations of the OSHA. (Occupational Safety and Health Administration) Do not work on the building in damp conditions and do not walk on roof sheeting in damp or frosty conditions. If you are employing a tradesman to erect your building for you, check with the governing, authority to see if he needs to be licensed and also check that all insurances for both he and his employees are current. Any information contained in this instruction manual overrides any details as shown on the instruction video. This manual must be used in conjunction with the engineer's plans as submitted to the building department. NOTE: THE ENGINEERS PLANS OVERRIDE ANY INFORMATION IN THIS MANUAL. An instruction video/CD for a 24 x 24 x 8' garage is available from your garage/shed • reseller, and is to be used as a guide only, to show you tips and techniques. All measurements are to be taken from the accompanying plans and specifications. This manual is to be read in conjunction with: 1. Engineering plans supplied with the building. Engineering Plans have all of the connection details for the specific building and a plan and elevation drawings of the building supplied. The Member and Material Schedule on the engineering plans will give particulars on member sizes. The Details will give particulars on material spacing and connection details. 2. Bill Of Materials This is a list of all components ordered for this building. You can consult it to check you have received all components. It also shows what each component is intended for. 3. Structural Details This is a list of all structural components, including the spacing of these items and their location in the building. It also gives an estimated height to the apex of the structure. 0 ti These are the two basic methods of erecting these structures: 1.' The frame first method (Part 1) where the framework is erected first, then clad and completed. This is the preferred method for large structures over 24 ft span or 8 ft high and more than 24 ft in length. This method is also used in adverse wind conditions. 2. The tilt up method (Part 2) where the walls are assembled and clad on the ground and then lifted into position. Refer to the following schedules: Schedule 1 - Tools Schedule 2 - Eave Purlin Bracket Location Schedule 3- Installation of Side Door. Schedule 4- Installation of End Door. • Schedule 5- Fitting Windows and Doors. Extra holes to be drilled in Mezzanine Girder. • Roof Sheets and Ridge capping. They are made from polyethylene foam and are available as Outside and Inside Sealing Strips. They are also known as Closure Strips. 15 0 PART 1 - FRAME FIRST METHOD • 1. The most common type of footing for these buildings is a concrete slab. It is important that your slab or footings comply with the accompanying engineer's details, and are both diagonally square and level before starting. The slab size must be the exact size of the building. Piers must be to the correct depth, square and cleaned out to remove any loose soil. If using footings other than a slab, refer to the supplier for an engineering output for the dimensions of the specific footing required. i i SLB 2. Before commencing the erection of the structure, it is an idea to setout the location of each of the columns using a chalk line, marking firstly the distance the column sits in from the edge of the slab, and secondly the bay spacing of the columns on the slab. This will ensure that all of columns are in a straight line. 3. Make each of the portal assemblies on the ground. Check them for square and bolt them together. Fit any knee or apex braces as supplied referring to the "Haunch Connection" and "Apex Connection detail and "Member and Material Schedule for brace size on Engineering Plans. TIP: When assembling the portal frames lie the column down and place the bottom of the columns on the edge of the slab, bolt the columns and rafters together and then measure your portal frame across the diagonals to make sure it is square before bolting up tight. Mark on the concrete around the completed portal assembly once it has been squared up, remove from this location; you now have a template to make the subsequent assemblies. • 16 • 4. The first portal is located the depth of the side'girts in from the side of the concrete slab but flush with the edge of the concrete slab at the building ends. I.E. if the center section of the structure has a nominal width of 24', and the side girts are 4" Zee's, then the outside measurement from column to column will be 23'4" meaning the portal will sit in 4" on either side of the slab. Stand the portal and prop securely. • • 5. Fix base cleat bracket to the web side of the base of the column. Where double columns are used, base cleats are fixed to the inside of the CEE. For your protection you should be aware that as "owner -builder" you are the responsible party of record on such a permit. Building permits are not required to be signed by property owners unless they are personally performing their own work. If your work is being performed by someone other than yourself, you may protect yourself from possible liability if that person applies for the proper permit in his or her name. Contractors are required by law to be licensed and bonded by the State of California and to have a business license from the city or county. They are also required by law to put their license number on all permits for which they apply. If you plan to do your own work, with the exception of various trades that your plan to subcontract, you should be aware of the following information for your benefit and protection: o If you employ or otherwise engage any persons other than your immediate family, and the work (including materials and other costs) is $200 or more for the entire project and such persons are not licensed as contractors or subcontractors, then you may be an employer. o If you are an employer, you must register with the state and federal government as an employer and you are subject to several obligations including state and federal income tax withholding, federal social security taxes, workers' compensation insurance, disability insurance costs, and unemployment compensation contributions. o There may be financial risks for you if you do not carry out these obligations, and these risks are especially serious with respect to workers' compensation insurance. o For more specific information about your obligations under federal law, contact the Internal Revenue Service (and, if you wish, the U.S. Small Business Administration). For more specific information about your obligations under state law, contact the Department of Benefit Payments and the Division of Industrial Accidents. If the structure is intended for sale, property owners who are not licensed contractors are allowed to perform their work personally or through their own employees, without a licensed contractor or subcontractor, only under limited conditions. A frequent practice of unlicensed persons professing to be contractor is to secure an "owner builder" building permit, erroneously implying that the property owner is providing his or her own labor and material personally. Building permits are not required to be signed by property owners unless they are performing their own work personally. Information about licensed contractors may be obtained by contacting the Contractors' State License Board in your community or at 1020 N Street, Sacramento, California 95814. Please complete and return the enclosed owner -builder verification from so that we can confirm that you are aware of these matters. The building permit will not be issued until the verification is returned. Sincerely, *AY6ZERe Scott Rutherford Chief Building Inspector NOTE: This Owner -Builder Information is required by Section 19830 of the California Health and Safety Code. ter. -tet' %JT ENCROACHMENT PERMIT o Fo 0 o County of Butte Department of Public Works /I 000 7 County Center Drive Oroville, CA 95965 y1 U .LIU9 Phone: (530) 538-7681 Fax: (530) 538-4356 All information except signature must be typed or legibly rinted Permit #: 0- 010 NOTIFY COUNTY 24 HOURS BEFORE WORK IS TO BE STARTED Assessor's Parcel Property Owner'; Se: e Number (Required): a e PROPERTY Phone- d ✓'- // o / Property Address: Property //) C- 9 D OWNER Mai Ad (If Different)• /%a X 39ov ( lvc roUle g6165— S / , Work will be performed by: El contractor Property Owner Contractor's Name: Phone:6- Address: Fax: (v -71I—170 WORK Contractor's License Certificate of Insurance currently ❑ Yes No PERFORMED BY Number: on file with DepartmentT Applicant is: XProperty Owner ❑ Property Owner's Agent ❑ Contractor ❑ Other: I / WE, the ersigned, hereby apply t) the County of Butte for an encroachment permit to do the following work under or over the roads/6iNghAayA. all in accordance with County ordinances and general laws.
