The UBC however, also regulates property line setbacks from ag. buildings in appendix 3, Division II. Section 312.2.2, and Table 5A of the 1994 Uniform Building Code are unrelated to the required setback from property lines for an ag. building. Although the standard setback is 5 feet in an FR - 2 zone for most buildings, if you wish to construct an ag. building closer than 20 feet to the property line, you will be required to obtain a standard building permit, and provide for plan check and inspection of the structure, including the property line firewalls which will be required. This will require the submittal of complete plans including plot plans, foundation plans, and framing plans, and payment of permit fees. When we decided to erect a building, I called the Butte County Building Dept. and talked to someone named Scott. I presume that was you. I asked what the setback from boundaries in our area was for an Agricultural building and was told that we live in Zone FR -2 and the setback is 5 feet. My returned application states that the rear setback is 20 feet. I have just returned from the Butte County Public Library and nowhere can I find this setback defined for Agricultural buildings in the Butte County Code. My advisors have informed me that in accordance with Section 312.2.2 and Table 5A of the California Uniform Building Code we can build five feet from the property line. Please advise what ordinance was used to determine the 20 ft. rear setback. In reply to your question as to what will be stored in the building, I will store the following: Tractor, single axle trailer, miscellaneous gardening equipment (shovels, rakes, etc.), wheelbarrow, two mowers, Gardenway cart, all terrain vehicle (ATV) and trailer, spray rig, hoses, bags of steer manure and other fertilizers that I buy several at a time and a bicycle. If you are wondering why we are building such a large building it is because metal buildings come in certain sizes and in order to get a 4 in 12 pitch to the roof to carry the 37 pound snow load that we have in this area, we had to get one that will be 30 feet wide.
