The plan examiner's comments are listed in PART - I below. Please respond in writing to each comment in PART - I by completing and returning the enclosed PLAN REVIEW RESPONSE FORM. Indicate which detail, specification, or calculation shows the requested information. Additional response information is included on the response form. Your complete and clear response will expedite the re -check and approval of this project. PART — I Provide additional information and/or make.revisions to plans, specifications and calculations as follows: NON-STRUCTURAL COMMENTS: 1. How big is the rear deck? The plans scale 7 feet, but say 15 feet. Please revise all aspects of . the plans so the .deck is to scale. 2. The plans need to be signed by the draftsman. 3. Please provide a section, to scale, through the two- story portion of the house so that I may check headroom, height of studs, etc. 4. Gas water heaters are not allowed in bathrooms. Relocate it or show the access door out of the bathroom. (not to interfere with bathroom door) 5. Wall furnaces are not allowed in bedrooms or closets unless they are direct vent types. Please provide listings for both furnaces, showing them to be direct vent (including how they will be vented), or provide a different means of heat 6. Provide complete plans for the front porch including rafters, ridge, ties, beams, posts, and footings sized for the snow load. 7. Provide a complete and separate second floor -framing plan. Show the bearing walls and beam below. Provide the manufacturer, type, series, and spacing of the floor joists. They must be able to span 24 feet or you will need a bearing wall to support them mid -span with bearing down to the foundation. Typically 9'/i inch joists do not meet that span. Show the framing around the stairs and the foundation support for both sides of the stairs. 8. Provide the make, type, series and spacing of the first floor joists. 1 of 2 • 9. Provide a complete gravity analysis of the cabin by an architect or engineer. Have him size ALL headers, beams, footings, etc. using the snow loads shown on the trusses. Have him calculate any 2x6 studs over 14 feet tall. (At end walls?) 10. Your cabin does not meet the bracing requirements of the UBC. Provide a complete lateral analysis of the cabin by an architect or engineer. 11. Have the engineer or architect put all of his requirements on two sets of plans, and stamp and sign them. We will want 2 sets of his stamped and signed calculations also. 12. Provide a letter from the engineer that he has reviewed the trusses and they conform to his design. STRUCTURAL COMMENTS: 1. None, pending the above items. PART - H The items identified below must be submitted prior to permit issuance. These items were noted at time of permit application on the PERMIT APPLICATION DATA SHEET. 1. Pay Balance of Building Permit fees in the amount of $not determined yet 2. Impact fees: 2.1. Complete and return the Butte County School Impact fee certification form. 2.2. Sheriff fees = $360.00. 2.3. SRA fees of $89.00. 3. Planning approval for a second dwelling on the parcel. If you wish to discuss any non-structural requirements in PART - I, you may -me at (530) 538- 7541 between the hours of 1:00 p.m. and 4:00 p.m., Monday through Friday. The purpose of my review was to insure that the Truss Designer used the proper gravity and lateral loading where required based on my analysis in the design of the trusses. Based on my review of the truss calculations, the Truss Designer has used the proper gravity and lateral loads and truss spans for the design of the trusses. We did not verify the structural design of the* individual trusses. The Truss Designer and Manufacturer shall bear the entire responsibility for designing and constructing the truss per plan. The safe, energy efficient, direct vent design makes the Ideal choice for new or existing construction. Choose the Chamberlain for bedrooms, garages, hotels, offices and schools. Heating costs have never been higher. So it makes good sense to use the most effective method of heating available. With Chamberlain heaters, you can choose natural gas or liquid propane. Both are less expensive than electricity or kerosene, and by heating only the area in use, no heat is wasted. In fact, you can save up to 90% of your installation cost because through -wall venting eliminates the need for flues, pipes, and chimneys. All venting mounts through -the -wall behind the heater. A convenient template for positioning the vent opening is included with all models. Installation is very flexible, as our standard heater comes equipped with vent fittings for a 5" to 9" wall thickness. And by using accessory vent extensions, a wall thickness of up to 24" is possible. For added convenience, the Chamberlain heater mounts off the floor. No carpeting to cut, and no worries about "kick damage" to the cabinet. 0 14,000 Btu/hr 22,000 or 30,000 Btu/hr DESIGN FEATURES J All vent material included —ready to install ❑ All models comply iMth federal efficiency and energy conservation requirements and are certified by the American and Canadian Gas Associations _-j 100% safety automatic gas shut-off F'11 Choice of wall or built-in thermostats (included with all models) ❑ No electricity required ❑ All combustion products vent outdoors ❑ Uses no inside air for combustion ❑ "Matchless" push-button Pilot Igniter ❑ Save energy —heat only the room you're in member oasroy Canadian Gan Assodollon ! This verification must be completed and returned to our office before we are permitted to issue the permit OVER OWNER BUILDER INFORiMATION Dear Property Owner: An application for a building permit has been submitted in your name listing yourself as the builder of property improvements specified. For your protection, you should be aware that as "owner -builder" you are the responsible party of record on such a permit. Building permits are not required to be signed by property owners unless they are personally performing their own work. If your work is being performed by someone other than yourself, you may protect yourself from possible liability if that person applies for the proper permit in his or her name. Contractors are required by law to be licensed and bonded by the State of California and to have a business license from the city or county. They are also required by law to put their license number on all permits for which they apply , If you plan to do your own work, with the exception of various trades that you plan to subcontract, you should be aware of the following information for your benefit and protection: ♦ If you employ or otherwise engage any persons other than your immediate family; and the work (including materials and other costs) is $300 or more for the entire project, and such persons are not licensed as contractors or subcontractors, then you may be an employer. ♦ If you are an employer, you must register with the State and Federal Governments as an employer and you are subject to several obligations including 'state and federal income tax withholding, federal social security taxes, workers compensation insurance, disability insurance costs, and unemployment compensation contributions. ♦ There may be financial risks for you if you do not carry out these obligations, and these risks are especially serious with respect to worker's compensation insurance. ♦ For more specific information abouty our obligations under Federal Law, contract the Internal Revenue Service (and, if you wish, the U.S. Small Business Administration). For more specific information about your obligations under State Law, contact the Department of Benefit Payments and the Division of Industrial Accidents. If the structure is intended for sale, property owners who are not licensed contractors are allowed to perform their work personally or through their own employees, without a licensed contractor or subcontractor, only under limited conditions. A frequent practice of unlicensed persons professing to be contractors is to secure an "owner builder" building permit, erroneously implying that the property owner is providing his or her own labor and material personally. Building permits are not required to be signed by property owners unless they are performing their own work personally. Information about licensed contractors may be obtained by contracting the Contractors State License Board in your community or at 1020 N Street, Sacramento, CA. 95814. Please complete the "Owner Builder Verification" on the reverse side of this form so that we can confirm that you are aware of these matters. The building permit will not be issued until the verification is returned. r rely, Mic el C. Vi iia, C.B.O.
