ANALYSIS.-
This project is a request to allow a permanent second residence on property located at 95 Shane
Court. The site presently contains a 3,000 square foot mobile home and a 720 square foot mobile

home: The smaller mobile was placed without a Use Pernut and without building permits. The
mobile was also placed within the right-of-way of Coffey Lina (no roadwhas been constructed

at this time). Should the Use Permit be granted, the applicant shall obtain Building and Health
Department permits to lace the mobile and will relocate the mobile out of the setback area.

i The surrounding parcels range from 1 to 60 acres in size, predomin'antly 1 acre. The subject

parcel is 6.58 -acres in size. Should the request be approved, a density of 1 dwelling per 3.2 acres
would occur on 'this property:
The property is zoned' U (unclassified). This zone allows for second dwelling, with a Use

Permit, subject to the General Plan. The General Flan land use designation is Agricultural-

Residential and allows for one dwelling per parcel, with parcels sizes from 1 to 40 acres in size.
Section 24-47 requires that findings be invade that the proposed use will not impair the integrity
and character 'of the zone in which the property is located. In addition, the use should be

compatible with surrounding properties.
