parcel map which would create two parcels at the northwest
corner^ of 'Nopel Avenue (Robert E. Lee Drive) and Highway 32
in Forest Ranch. The p:roperty is zoned for comfneroia] use,
B:a.sed on t.ri p generation factors for -market atld office; utas,
the `leve] of service on Flighway 32 could be reduced from Tevel
A to between A and B. Further development in_this area would
have cumulative impacts. Currehtly,'the in tersec_tion,,of
