Building permits are not required to be signed by property owners unless they are personally performing their own work. The residence was constructed without permits and inspections from this office, so we were not able to perform the required inspections during construction. We therefore made a reasonable visual inspection, without going on the roof, under the building, or in the attic and found the residence appears to conform to the intent of code requirements, except for the following which must be done or resolved: 1) Provide Health Department approval. 2) Provide verification that all plumbing fixtures are trapped and vented, and otherwise properly installed. 3) Remove PVC piping from interior of building and replace with copper or galvanized piping. 4) Install the wood stove properly including clearances from combustibles, and a properly installed connector and type A flue. Provide access to the flue for visual inspection. 5) Provide emergency egress windows from bedrooms. 6) Provide a conforming set of stairs and a landing to the second floor and at all exits including rise and run, width, headroom, and hand rails. 7) Verify ceiling headroom throughout. 8) Verify that the entire building structural system is adequate including foundation, floor, wall, ceiling, and roof systems. 9) Repair any rotted or termite damaged materials. which may have resulted from a lack of wood -earth clearance, or water damage. 10) Verify that siding is properly installed including type of material used, backing and nailing. 11) Verify electrical system is properly installed including grounding system at service and receptacles, bonding of interior metal piping, wire and breaker size, and spacing of receptacles. Provide G.F.I. protection in bathrooms, kitchen, and exterior receptacles.
