the Lot Line Adjustment on the above referenced property is exempt from. environmental
review, and approved the project subject to the conditions on the attached page.
.Should you appeal the decision of the Dept. of Development Services, please submit
your appeal, in writing, with the appeal fee of $50.00, to the Clerk of .the Board of
.Supervisors, 25 County Center Drive, Oroville, California 95965, prior to 4:00 p.m.,
February 10, 2006.
The conditions of approval must be met within thirty-six (36) months from the date .of
approval by the Department of Development Services or the approval will be considered
null and void.

CONDITIONS OF APPROVAL
James A. and Nancy M. Barnes, Jr., Lot Line Adjustment, LLA 06-14, 065-050-027, 044:
Lot Line Adjustment between two properties so that an easement becomes actual property, located
south side of Lakefront Drive, approximately 2000 feet west of the Lakefront Drive - Northlake Road
1. New lot or parcel lines shall comply with setback requirements of applicable zoning and
building ordinances.
2. Deeds and plats (if required) shall be submitted to the Department of Public Works, Land
Development Division, for checking and approval prior to recordation and shall contain the
notes specified below. Include a legal description signed by a registered civil engineer
licensed prior to 1982 or a professional land surveyor.
3.. Provide documentation from a title company on the applicant's choice verifying any deed of
trust affected has been partially re -conveyed or modified to reflect the lot line adjustment and
to prevent the creation of any additional lot or parcel.
4. Prior to recordation of deeds, provide documentation verifying payment of taxes as reguired
by Subsection (b) of Section 20-95 of the Butte County Code and as specified in Article 8 of
Chapter 4 of Division 2 of Title 7 of the Government Code, commencing with Section 66492.
5. Prepare a plat showing approved Lot Line Adjustment.
6. Record plat with deeds if one or more of original lots or parcels was created by map. If a
record of survey is prepared to, show the lot line adjustment, recording of a plat is not
required.

review of said lot line adjustment was limited. as specified in Government Code Section 66412(d), and
approval of it does not constitute assurance that future applications for building permits or other land
use entitlements on the modified lots or parcels will be approved by the County of Butte.

Planning Division. The application was checked for completeness and compliance with current
zoning and development standards including any special conditions unique to the parcel being
improved. The item(s) listed below need to be completed or submitted before the Building Division
can complete plan checking. Please be advised that additional information or items may be needed
to complete the plan check process. In that case, another letter will be sent detailing any additional
submittal requirements.
All Parcels 1 acre and larger located in a high fire hazard area shall provide a minimum 30 foot
setback for buildings and accessory buildings from the side and rear yard property lines. The
front yard setback shall be no less than 50 feet from the center of the road.
Please submit a new site plan showing the 30 foot setback for the new detached garage.

Attached is your building permit along with the approved set of plans
and a job card. Please post the job card on the job site in a
conspicuous location for the inspector to sign during the various phases
of construction, and also have the approved set of plans on the site at
all times. Inspections will not be made if the job card and approved
plans are not on the job at the time of inspection.
Please review the approved set of plans before construction and make
note of any corrections made in red. If any of these notes or
corrections are not clear to you, please contact this office - do not
proceed with the work without making the correction.
The job card must be signed by the inspector before proceeding with each
item listed. Should he not sign the card, a white correction notice
will list the corrections to be made and a call back inspection must be
made before going any further. Please allow 24 hours for inspection
service..
As a reminder to you, it is illegal to occupy this building or portion
of building for which this permit is issued without approval from this
office. On certain occasions a temporary occupancy will be permitted.
Please do not confuse gas or electrical service to the building as an
occupar:;cy clearance. Before occupancy, all of the "final items" listed
on the job card must be signed by the inspector or special permission
given.
Your permit expires one year from date of issuance. If the work has
started, but is not completed and finaled by the expiration date, a
renewal permit is required. If the renewal application has not been
made within 30 days of the original permit expiration date, or if the
work has not commenced, a new permit application and fees will be
required.

Under authority of PRC 4290, the following checked items are required
by the Butte County Fire Department and are made a part of this permit.
These requirements are minimums and will be superseded by Butte County
local regulations which equal or exceed these standards. Field
inspections will be made by the Butte County Building Department for
compliance.
[ 1272.00_Maintenance.of'Defensible Space. To ensure continued
maintenance.of properties in conformance with these
standards and measures and to assure continued avail-
ability, access and utilization of the defensible space
provided for in these standards, annual maintenance
must be provide for by the land owner.
Driveway Standards
j 1273.02 Surface. All driveway surfaces and structures (bridges,
1273.07 culverts and other app.,rteaant structures which supple-
ment the roadway bed cr shoulders) shall provide unob-
structed access to conventional drive vehicles, includ-
ing sedans and fire apparatus weighing up to 40,000
pounds.
[�] 1273.03 Grade. Not to exceed 16 percent unless paved.
1273.04 Driveway Radius
1. No roadway shall have a horizontal inside radius of
curvature of less than 50 feet and additional sur-
face width of 4 feet shall be added to curves of 50-
100 feet radius; 2 feet to those from 100-200 feet.
[!�] 2. The length of vertical curves in roadways exclusive
of gutters,, ditches and drainage structures designed
to hold or divert water shall be not less than 100
feet..
] 1273.05 Turnarounds. If required, will have a minimum turning
radius of 40 feet from the center of the road.

feet long with a minimum 25 foot taper on each end.

traffic lane and unobstructed vertical clearance of 15

less than 800 feet in length, shall provide a turnout
near the midpoint of the driveway. Where a driveway

building sites on driveways over 300 feet in length and
shall be within 50 feet of the building.
1273.11 Gates
141 1. Gate entrances shall be at least two feet wider than
the roadway it serves.

roadway and shall open to allow a vehicle to stop
without obstructing traffic on that roadway.

provides entrance, a 50 foot turning radius shall be

At the request of Mr. & Mrs. Visconti, I have investigated the proposed building site to
determine the soil bearing value and potential for soil expansion. It is my opinion that the
County standard bearing value of 1500 psf can be used at this site. Furthermore, I do not
feel that the expansive potential of the soil is high enough to require testing.
I trust this provides the information necessary to approve the pending building permit.

I have reviewed your plan check comments dated 9-11-96 and respond as follows:
1. Lateral load transfer has been shown to foundation on detail 4 and 5 on sheet 9.
A detail for holdowns at cripple walls has been shown on detail 12 on sheet 9.
2. Engineering has been provided for openings or discontinuities at roof and floor
diaphragms. Collectors have been shown on sheet 6 and 7.
3. A letter has been provided addressing the soils classification.
