Lessee may not assign his interests or sublet the premises without obtaining prior written consent of Lessor. Lessor shall not unreasonably withhold such written consent. 3. Lessee shall personally occupy these premises and shall keep the same in good repair, including all improvements which may hereafter be added, damage by the elements excepted. Lessee shall not use these premises for any purpose which will cause Lessor to pay an additional or added expense, without obtaining the prior written consent of Lessor. 6. All Governmental laws and ordinances shall be complied with by Lessee. 7. Should the Lessor be compelled to commence or sustain an action at law to collect said rent or parts thereof or to dispossess the Lessee or to recover possession of said premises, the Lessee ' shall pay all the cost in connection therewith including counsel fees of the attorney of said Lessor. 3. The waiver, by the Lessor, of any covenant herein contained shall not vitiate the same or any covenant contained herein. Lessor accepts legal and financial responsibility for liens and incombrances until point in time whereby Lessee has forfeited the terms of the lease and has officially recorded a change of title with the Recorder for the County of Butte. 17. Lessor grants Lessee authorization to lease the property to Linda Hanski and her son Swed 16 years old to be used as a family dwelling. 18. Provided Lessee is not then in default under any of the terms and conditions of this lease, he shall have the option to purchase the leased premises on the following terms and conditions: (a) The total purchase price shall be,$24,000.00 Dollars plus interest at 15%. (b) The period during which Lessee may exercise his option to purchase these premises commences November 1, 1995 and ends at 5:00 p.m. on October 31, 1996. Such exercise of option shall be in writing, signed by Lessee and delivered to Lessor. (c) Lessee shall pay Lessor the purchase price of the premises as follows: $3,600.00 down payment and $350.00 a month. (d) Lessee shall secure his obligation to pay Lessor the unpaid balance of the purchase price by the execution and recording of a Deed of Trust in form and of priority satisfactory to Lessor covering the subject premises. (e) If Lessee exercises his option and desires a policy of title insurance, he shall pay the cost thereof. Taxes shall be prorated to the date the lease takes effect. After that taxes will be billed twice a year on April 1st and December 1st.
