Box 1128 Magalia, CA. 95954-1128 April 30, 2005 Mr. and Mrs. Lee Bennett 320 Burden Terrace Paradise, CA. 95969 Subject: Road and drainage conditions on Tall Pines Drive._ Dear Mr. and Mrs. Lee Bennett, We welcome you to the neighborhood here as a property owner. Thank you for your interest in buying our empty lot, next to your lot, but we declined as you already know, and for now we like the open buffer/empty lot, next to our home. It is our understanding that you plan on building a spec home on your 1 t'065-1 - 90-016, beginning in May of this year. — - The following are facts regarding the road here and the drainage in the area: the road is sloped down from Vine Road towards my two properties. The road here is approximately fifteen wide, which is the property owner's south easements, on the north side on Tall Pines Road. The other south fifteen feet of easement on Tall Pines Drive, is not cut or established as of yet. Lot 065-190-021 does not apparently have a `Blanket Certificate of Compliance" across from my vacant lot and your lot. Between my two properties is a natural draw, that collects and conveys storm water drainage from homes on Hollywood Road, from the house roofs on lots 13 & 92, on Hollywood Road, and then drains down where my two lots meet, then the storm water crosses, Tall Pines Road, and thru a natural draw ditch on the western side of 6478 Tall Pines Drive, down towards Fir Haven Creek. We have concerns that we would like to express to you, about Tall Pines Drive. Concerns are: the drainage, and the greater traffic use of the road, the possible road deterioration, tree limbs broken overhanging the road, the construction traffic, deliveries, for the future residents, and visitor traffic on this dead end road. We have the following suggestions: open up the road at the west end of Tall Pines Drive and Vine Road, on the approval of Butte County Public Works Department, (For better emergency vehicle use and escape access, in case of fire, easy access for the property owners at the west end of Tall Pines Drive, and lessen the traffic use on Wood Drive and Tall Pines Drive) direct the drainage on your lot to the south side of, Tall Pines Drive, to the ditch at the north western edge of 6478 Tall Pines Drive, install an open grate culvert on Tall Pines Drive at the west end of 6478 & 6479 Tall Pines Drive, rock the road west of 6478 & 6479 Tall Pines Drive, to your property, and not to block or park vehicles on Tall Pines Drive, between Wood Drive, and the west end of our empty lot 065-190-094.
