Iii OISCUSSIoN OF ENVIRONMENTAL EVALUA'T'ION
The following impacts and concerns have been identified for this
rezone Due to the intent of the applicants, the existing motile-
homes and improvements on file project sites the surrounding parcel
sizes, zoning and land ruses, and the proposed General Plan designation,
the rezoning to ThI-2� is not expected to have any significant
environmental effects.
lbi No additional development that would compact or overcover the
soil is anticipated, Two mobileha,:s, garages and shod. structures
are located irl the central, portion of the parcel near the proposed
line for a land division. A gravol.led_access driveway leads to both
residences from the Torey Dine. Road extension,
4a., 5d. No loss of vegetation or additional encroachment upon, wild-
life habitat is expected.
8a jb: This' application, if approved, Will, be similar to a variance
to the minimum parcel size allowed in the TM -5 zone. Since an equal
division of the 0.85 acres is planned, two parcels of 4.92 would
result. The original parcel ,'0.15 acres shy of the necessary
acreage for a. land divi,,ion in the TM -S zone. One alternatives though
possibly not feasible, would to to acquire the necessary acreage from
the 14,92 acre parcel *h the east.
Walter Willett has applied for a General Plan Amendment for this 14.92
acre parcel (part of 85 acres in the proposal) from Timber Mountain to
Low Density Residential. The property involved is identif pd as
AP 65-05-01, 14, 15,x; 281 the Planning file number is 51-37.
TiceParadise Upper Ridgo General Plan Amendment currently proposed by
the Planning Commission proposes a change from Timber Mowltain, 40
acres per dwolling unit, to Agricultural Residential 1 to 40 acres
