a shop building on the subject parcel by S. Patrick Bigelow.
Upon checking the gift deed, I discovered a deed error and that the parcel
does not have the zoning required lot frontage on Palermo Road (see
attached memo).
Since Mr. Bigelow has decided not to construct•the shop, we still have
a parcel creation problem which I am referring to you for appropriate
action.

Wyandotte Fruit Lands Unit No. 2 recorded March 7, 1927 in Book
11 of Maps, at Pages 11 and 12, records of Butte County, State of
California, described as follows:
BEGINNING at the most southerly corner of ✓sari Lot 23,, said

thence North 36° 56' West 34.55 feet to the true point of
beginning for this description; thence continue along said
Palermo Drive South 70° 24' West 125.58 feet; thence North 72°

thence North 820 01' West 89.35 feet; thence North 670'19' West

ground. The Southerly and Southeasterly line of said 6 foot
strip of land being described as follows:
BEGINNING at the Southeast corner of the 6 foot strip of land

County Official Records, at Page 167; and running thence South 80°
55' West parallel with and 6 feet distant from the North line of

South westerly in a direct line to point A hereinafter described;
thence continuing Southwesterly in a direct line to Point B
hereinafter described; thence South 5° 30' West a distance of 50
feet to the Northeast corner of the parcel of land first
described hereinabove, and the end of said line.
To find Point A, heretofore referred to, begin at the North
corner of said Lot 23 in the centerline of Plumas Drive; thence
running along the North line of said Lot 23, South 80° 55' West
1132.74 feet; thence South 80 15' 30" East 200 feet to a point
which is designated as Point A.
To find Point B heretofore referred to, begin at the most
Southerly corner of said Lot 23 in the centerline of Palermo
Drive; thence running along the centerline of Palermo Drive
North 36° 56' West 34.55 feet; thence leaving said centerline,
North 5° 30' East 505.71 feet to a point which is designated as
Point B.
Said easement is for the benefit of and appurtenant to the
property first hereinabove described, and shall inure to the
benefit of and may be used by all persons who may hereafter
become the owners of said appurtenant property of any parts or
portions thereof.
RESERVING THEREFROM an easement for well and pipeline
purposes, ten (10) feet in width lying southerly and easterly of,
and adjacent to the following described line:
Beginning at the northwest corner of the exception parcel
described above; thence North 840 30' West, 100.00 feet; thence
South, 60.00 feet to the end of this description.
ALSO RESERVING THEREFROM an easement for well and pipeline
purposes on over and under the northerly ten (10) feet of the
westerly 152 feet of the parcel of land first described
hereinabove.
