On October 25, 2004 we visited the site to consult with you and observe the building pad and native soil conditions. Based on our site visit and discussion with you, we understand that you plan to install a manufactured home and that the building pad is founded primarily in undisturbed native soil with approximately 25% of the pad being founded on 3 feet of mechanically placed fill. Due to the amount of oversize material in the fill (i.e. more than 30% retained on the %" sieve, by visual methods) we cannot perform compaction testing on the fill per ASTM D1557. Therefore in lieu of removing and replacing the fill we recommend that the footings in the fill portion of the pad be enlarged by 100% (32"x24") and that the corner footings be founded a minimum of 12 inches into undisturbed native soil. The footings in the cut portion of the pad may remain their original size (16"x24") and be founded at grade. This will provide for a maximum allowable bearing pressure of 1,600 pounds per square foot (psf). Increase this bearing capacity by one-third for the short-term effects of wind or seismic loading. This allowable bearing is in excess of the 1,000 psf minimum requirement as called out in the standardized engineering. Please call if you have questions.
