The proposed garage will occupy only part of 14 Eagle Crest Parkway, Site 11.
The remaining space could be used by an RV. The plan is to use #14's utilities
for the proposed garage ( electricity and water). Septic supply pipe will remain
capped until used.
Please approve this revised use plan so we may take it to HCC) with the garage
plans.

The original and three (3) copies of this form are to be completed with all available information at the
time a building permit is issued for the installation of a manufactured home (mobilehome) or a com-
mercial coach on a foundation system pursuant to Section 18551 of the Health and Safety Code.
After the installation has been completed, and on the some day the certificate of occupancy has been
issued, the local building department shall record this form (completed in full) with the local county
recorder.
Upon recordation, the local building department shall trnnsmit a completed copy of this form (g+ren
copy), a copy of the certificate of -occupancy,, fees collected in the amount of $11 per transportable
section, and (if unit currently titled -as personal property) all, applicable titles, certificates, license plates

ASSESSOR'S PARCEL NO.
Pursuant to the provisions of the Zoning Ordinance of the County of
Butte.and.the special conditions set forth below: Conrad and Doris
Springer is hereby granted a Use Permit in accordance with application
filed: 11/25/86 to allow a 13 unit mobile home park, 2 single family
residences, and -an RV and boat storage area on property zoned H -C
located on the east side of Lumpkin Road, approximately 1 mile past the
Enterprise Bridge, Feather Falls area.
l.. Failure to comply with the conditions specified herein as the
basis for approval of application and issuance of Permit,
constitutes cause for the revocation of said permit in
accordance with the procedures set forth in the Butte County
Zoning Enabling Ordinance.
2. Unless otherwise provided for in a condition to a use permit,
all conditions must be completed by the permittee within 12
months of the delivery of the countersigned permit to the
permittee.
3. If any use for which a use permit has been granted is not
established within one year of the date of receipt of the
countersigned permit by the permittee, the permit shall be
come null and void and reapplication shall be required to
establish the use.
SPECIAL CONDITIONS:
1. Deed to the County of Butte 40 feet right-of-way from the
centerline of Lumpkin Road.
2. Construct standard S-18 public road approach at each intersection
of access roads and Lumpkin Road. Approaches to be constructed'at
locations which will provide adequate stopping sight distance.
3. Install traffic control devices to limit access to the project to
the S-18 public road approaches.
4. Provide a permanent solution for drainage; submit construction and
drainage plans to the Department of Public Works for approval and
install the required facilities.
5. Install all necessary traffic safety signs including stop signs.
6. Street signs shall be provided by the developer at all
intersection per County requirements.
7. Water service to be provided by a non -community water system
developed on the property. Apply for and pay permit fees for a
water company permit from the Butte County Department of Public
Health.
8. Install traffic slabs over septic tanks in driveways or traffic
areas, or locate septic tanks so as to be clear of those traffic
areas.
9-. No decks, awnings or patios be permitted over septic tanks or
leaching pits.
10. Meet all setback requirements for septic tanks and leaching pits
from wells, drainage channels, or streams throughout the property.
11. Meet the requirements of the Environmental Health Department.
12. Meet the requirements of the Building Division of the Butte County
Department of Public Works.
13. Provide minimum 6 ft. high chain link fencing with redwood slats
around boat and RV storage.
14. Meet the requirements of the Butte County. Fire Department*
including fire fees or water regulations to be placed on the 15
units.
15. Meet the requirements of the California Department of Housing and
Community Development for mobile home parks..
16.. Plant and maintain in a living condition landscaping between
Lumpkin Road and sites 5 and 6 to act as both a visual and noise
attenuation barrier.
17. All exterior lighting to be shielded and/or directed away from
neighboring streets and properties.
18. Pay applicable deer mitigation fees once an appropriate ordinance
is adopted.
19. Applicant must also comply with all other applicable State and
local statutes, ordinances, and regulations.
I hereby declare under penalty of perjury that I have read the
foregoing conditions, that they are in fact the conditions which were
imposed upon the granting of this use permit, and that I agree to abide
fully by said conditions.
