This project is a minor land division creating two parcels, 5.4 acres
and 5.3 acres. Environmental impacts are expected to be minimal con
ering the existing surrounding homesites. The following concerns
have been identi£aed for this land division.
lb: rTae lament ftof wonadditional, -residences will disrupt and over
cove portionthe
lg 4d Them will ire a reduction in the amount of land available
for limited grazing and other agricultural purposes
lh: The projject site is )-, mile east of the Cleveland Hills Fault
Special: Studies Area. Constt ction or placement of a residence on
the parcels should conform to the sections of the Uniform Building
Code for geologically -active areas
Sd; The project - site is approximately 1 mile west of the Mooretown
Deer'Herd winter, range area.
6ao 13a With the two additional parcels and the possibility of
additional homesites, thex.e will be an increase in traffic and road
noise levels
13f: The fact that Canal Drive is somewhat narrow, apptOX,`Wately Y
15 feet wide, makes it poten.tial,ly hazardous to bicyclists and
pedestrians. The increased' traffic from future res:denti.al, use,
initially two residences with the potential for up to ten residential;
parcels, may involve widening of Canal Drive per Public Works
Department standards.
la': O,'W.I.D. indicates that treated water is available to these parcels,
