Dear Mr. Molcar'
The Department of Fish and Game has reviewed the 5ebco, Inc.
tentative parcel, map which proposes to split 24 acres into four
parcels near Fotbes own. .
This site lies within a migratory cortide,,r of the Mooretown
Deer Herd.- It also provides habitat for bird species 0 special
concern such as Cooper's and sharp-shinned hawks, spotted and
long-eared owls. To mitigate the cumulative impacts upon wil.dli£e
habitat in the area caused by development, we recommend that the
following ,be required as conditions Of approval:
1.. Cluster home sites closer together as indicated on the
attached map (indicated in red)a
2; Perimeter fencing should be limited to three or foul—strand! I
barbed wire to allow free movement of Wildlife. Barrier
fencing; (i,e. ► hogwirer board, or corral type) should be r
used as perimeter fence to enclose only the immediate yard'
or garden areas

DISCUSSION OF ENVIRONMERTAL VALUATION (continued)
larger parcel sizes would implement existing County policy 'and help
protect doer habitat in this sensitive area.
This is a concern which har,, to be resolveld on an areawide b'asi's s
but each individual project has an incremental impact on ti is
resource. This particular site is surrounded on three sides by
undeveloped, timberland open space, :approval of this project`would
create a residential extension into the middle of this bloclt of
open lana along the Poxbestown Ridge, perlt'aps disrupting wildlife
use of the arca and offectively creating a barrier to continudd
deer migration (BUI lands lie adjacent to the east and to the %vest
along the long axis of this narrow ptbP'crty, forming an island .of
private land in the middle of federal resource 'management .ian'ds):
At a minimum, , redesign of file parcel map to form larger parcels
and clustering of homesi, tes to provide I retention of an undeveloped
open spaco corridor through the property would help reduce impacts
on wildlife habitat (since deer avoid residences).
8b Residential tse 01'.the property, particularly at the proposed
density, may caus0 land use conflicts with adjoining timberlands;,

14, 15a, 8a ilue to the iso Iatod, remote haturU of, this arca,
its minimal public service availability (fito, pollee, schools,
