Wagstaff and Clark Road and read a statement by adjacent property owners
finding no objection to the use. She said that the planned: building
was 4& ft. by 60 -ft., and agreed to the proposed conditions.
Commissioner Smith said that she viewed. the property and that her prin.-
Lipal objection :,ras: that this proposal for such -a. Large building did
not follow the category of small businesses in the area,. She further

Mr., Lawson read staff findings.
Phil Mace, a Paradise attorney representing the applicant, said that -his
client purchased the property when it was zoned fi l and was narti.cularly
concerned in that the existing N -C zone did not permit any type of Being
on the land- He further commented that there was no, really- appropriate
zone: to allow, outdoor storage of =boats_ He stated that his. el ent`a pro-
posal: would: make the. are- rjore attractive than. it now is.
Commissioner Smith expressed conce n thatt other potential owners would;_
grant more. intense use through the C -C zone.
Mr.. Lawson reminded tha Commission that one of the basic priciples o
zoning= is to separate conflicting land uses. -
Commissioner Sylva commented that perhaps the N -C zone should alloy
residential living,

L., H. Ikehorn,; IM Merriwood Drive, Paradise, reminded the Commission
that this area: was interim zoned early in 1973 bef=ore mr. Rdynnolds
purchased the property and also ems` ressed opposi tion to the propose4
change.
A resident of 2-369` Stearns Road. expressed the fear° that othes would be
seeking mare intensee commmrcial zones in the area and that any such
zonings would be, detrimental to, the residential property in the area

time,: when taking a geology class at CSUC, a field trip to;
