Gentlemen:
You, have before you a request for the rezoning of a parcel of land, adjacent
to the Dexter Park subdivision on. Ceres Avenue, northerly of Chaco, for the
purpose of permitting the construction of a four-family building.
As the developer of Dexter Park, we placed first-residential restrictions on
the lots in order to encourage the upgrading of the neighborhood, and the
fifteen: houses in Dexter Park are well. Above average. Five of these houses
are immediately adjacent to the property the applicant wishes to build on
